Start with the records
Compare the approved bedroom count, system layout, installation history, and maintenance notes with the property as it exists.
Inspect accessible components
Review lids, baffles, filters, alarms, pumps, and visible condition as the agreed scope allows. Buried or inaccessible parts may need more investigation.
Include the drain field
Look for sewage odors, persistent wet spots, damaged distribution, and grading or runoff changes. A sound tank does not prove the field works.
Buying or selling a home
Arrange a suitable inspection scope during due diligence. This condition assessment is separate from government permission to expand, reuse, or repair a system.
Know the limits
An inspection describes observed condition at a point in time. It does not guarantee future performance or approve added bedrooms.
